I was born and raised for about 10 years just outside of Charm City. 

Most new investors I am gathering have the same issue - they have learned about how to make a deal but don't have the funds.

I may have to raise the rent in a couple of units to afford the monthly subscription.

Any feedback on how you started out with low funds is appreciated. 

I have a local ac guy i've used for 10+ years if you want another local quote, @Elton TidwellPersonally if you plan to keep it long term and every want to raise the rent, central heat and ac would attract better quality renters imho... window units scream 'bottom shelf' and are a signal of what renters can expect in terms of quality and rent... 

In order to do that I must organize my finances and wondered if anyone had a great excel spreadsheet they can recommend to begin creating and daily & monthly budget with the goal of maximizing my savings to have the funds for a down payment.

He might have some incite as to whether it would be worth it or not to do this.Conversely a strategy that might yield better results is doing a cash out refinance on the property and using the funds to buy some rental units.

I believe you could use the funds to make a much better investment. 

What documentation is required to release funds to the estateI am asking this because out of respect for my tenant, who I really liked, I tried to be compassionate to his family.

With all that said we have spent a ton of money for data looking at foreclosure rates, banking rates, where jobs are being created, where jobs are losing out, where schools are seeing rapid raises in enrollment, where governments at the local levels have been tax friendlier, where inventory on the open pubic markets are not meeting demand, and house transactions.
