Quick end of season update for the Oregon Coast..The challenge is not so much quality investors or even interest rates (as we've seen a considerable drop in lending rates since the peak in September) but a lack of quality investment grade inventory. 

Most quality PMCs will not manage these properties as they understand most owners won’t pay them enough for the time required and even then it’s too difficult successfully manage them.

Trying to balance between stern and not getting taken advantage of with being understanding and not trying to burn a bridge of a relationship with a contractor I planned to use for future rehabs because I have been impressed with his quality of work and price before.

If you're looking at 3bed/2bath single-family homes, AirDnA is not capable of comparing countertops, the view out the living room window, quality of landscaping, and a hundred other factors.

They use nicer quality premanufactured cabinets, granite, etc, but not like over the top.

It depends on your financial strength, the quality of the property, how many properties you own, etc.I like to start with one major expense and three months of vacancy.

Terrible for any home that is unique, special situation or a C class neighborhood with mix of home quality (renovated vs run down).I find Zillow very useful for pulling my own deal comps though.

Lastly and of utmost importance to me was either water or Mountain View’s....this is a vacation rental after all and I wanted a little bit of a wow factor and the Mountain View’s definitely provide that......I know it was quite a list but this place checked off all the boxes so I was very confident in my decision and I knew the place had huge potential and that once renovated it would do very well and ppl would enjoy coming up to spend quality time in nature and enjoy the views. 

regardless of what you do, you'll definitely want to look into what your options are for thoroughly vetting these tenants (a bad tenant can easily ruin a good property).The more info you provide to the forums, the higher quality feedback you'll receive.Good luck!

As far as comps go and pricing property it depends on a few other factors but it really comes down to the property itself and the overall quality, condition, and location.
