Making sure inspections are done at least twice a year to check furnace filters, dryer traps, smoke detector batteries, check for leaky pipes and ensure issues are addressed timely. 

I currently have my license and found the education to be great but as a pure investor with no inclination of being a RE Agent.

You are correct financially I am no way close to the 1 or 2 % rule, it’s purely a long term, low cash flow financial decision for a great location home with a very low inventory in rentals.

This is pure speculation from me so I would love your opinion as someone who is experienced! 

The 'Tour Request' I received a minutes few ago was from an individual  arrested and jailed for assault/battery  & brandishing a weapon in 2023.As moderator, you may want to consider how your responses can come across as a bit demeaning, possibly misogynistic. 

My reason for the questions is purely curiosity - we typically only do A and high B neighborhoods;  while it definitely stunts the return, it also changes the quality of the tenants dramatically, and has a higher appreciation potential. 

So, TLDR, keep an eye on the battery consumption rate.
