So Matt K if I do a flip using hard money and put my money into it but since I have none if I pull out a couple 0% first year credit cards and say I do the flip in six months (is that reasonable for a single family household?)

I have not invested in a multifamily deal (yet), but I have been in the educational phase for a while before I pull the trigger w/ a few ex-teammates I played ball with.

Because of the significant time that has elapsed and for personal reasons, our current private lender needs to pull out of the deal.  

Should I do a cash-out refi, pulling $11k, and pay $1150/mo at 4.88%?

It's either worth 213 or less, pull comps I could be wrong but doubt it. 

If you are pulling it from your self directed IRA I can pay the transfer fees.

we are in the Southern California área and thinking in putting either artificial turf or natural sod grass( the one is already grown) in the frontyard , it’s arpund 312 sf and estimates are like 440 dlls natural sod grass and 3400 dlls artificial turf with 0% financing options ( about 258 dlls monthly payments for a year)... some advise based on your experience(how about children’s, pets , maintenance, water bills, heat etc) and info you would know also... thanks blessings!!
