Its apparent that these transactions have just aschewed all the real estate laws of Indiana but you would need to get into the buyers paper work to find that out.. and it looks like in the cases you have looked that's the case.. but keep in mind all these wholesalers violate these laws daily I have NEVER in well over 1000 to 2000 fundings or buys I have done seen one wholesaler or seller of low value assets produce a sellers disclosure for my signature.so I am not shocked by that..

So using NTN or other screening is still necessary, but the NC DPS search is good as a preliminary screening tool.

They should be honored that they were even given the opportunity to have you inhabit their investments...they are not worthy to have you....And I'm absolutely shocked that when they tried to work it out with you, the issue was never resolved and you sued them....you seem so humble and reasonable...cant imagine why they could'nt make you happy...

Talk to as many investors in your area you can. 2- Drive for dollars. you would be shocked how many properties are in distress.
