New to wholesaling

Hey guys, I have a question. I am a brand new agent, I want to get into Wholesaling. so far I've been watching Youtube videos. I've heard of some mentorship programs, but as of right now I cant afford to pay 10K for mentorship. Any tips on where and how I can start?

Let me give you my super honest opinion on this. I've been wholesaling full time for almost 8 years. You dont need a mentor. The gurus spend 10s of thousands of dollars on advertisements and marketing to convince you they have some secret sauce that you can only get if you pay them. The truth is this: The concept of wholesaling is incredibly simple. Find distressed seller, put property under contract at a discounted price, sell that contract to end buyer for a slightly less discounted price. The delta between your price with the seller and your price with the buyer is your fee. Thats it. Its not rocket science, I promise. Now please note I said simple, I didnt say easy. There is a lot that goes into finding these sellers, because you know, as an agent, the majority of home sales are on MLS and the buyers are owner occupants and the sellers are not distressed. So we are looking for that small percentage of distressed home sellers that dont sell on MLS and instead sell for cash to an investor. Finding the seller, negotiating with the seller, running the numbers to make sure you are putting the property under contract at an attractive price, finding buyers, making sure those buyers are actually able to close on the deal, getting the deal closed are all some of the nuances of the wholesale process. Like I said, there is no magic, there is no secret sauce. Most of these gurus are making their money not by wholesaling or investing in real estate but by selling their 10K memberships. I mean, sell 10 of those and youve made 100K right?

Dont fall into this trap. Everything you need is out there and available for free. I am more than happy to answer any questions you might have and I promise I wont charge you 10K LOL. And I can recommend an excellent book that breaks down every step of the wholesale process so you know exactly what to do, why you are doing it and most importantly, HOW to do it.
