So my goal is to build something I'll enjoy living in and won't give me the issues some older homes have, and rent it out once I relocate and still not have to worry about big fixes like a roof, plumbing, etc. for a while being that it'll be a new home.

I don't have a ton of experience, only one live in flip, I have managed a handful of small construction projects at a previous employer, I managed the entire engineering park project at my current employer which included construction of an 11,000 sqft pad, a 3500 sqft facility with all necessary plumbing and electrical, I also personally designed an managed the installation of our custom chilled water delivery system that is required for certain tests.

Whenever I am renovating I always think of how will the tenants treat this, how easy have I left it for repairs.One key tip is to leave an access door in common places, say behind the plumbing for a shower.

At this point need to learn more about identifying problems (structural,electrical,plumbing,hvac) the severity of the problem (can I fix it or do I need a professional) and how to estimate repair costs.

I have seen quite a few SFH in our area placed in such converted homes; you would have to build in the upfit costs into the loan, but if the property is in overall good shape, a few cosmetic and ADA compliance touch-ups, with some interior modifications (mostly plumbing) could work.

Good morning, We always do things in this order:Exterior: roof, doors, windows,trim, paint, finishings (numbering, mailbox, lights, etc)Interior: electrical, plumbing, ceiling, walls,doors, trim ,texture, paint, floors, cabinets & countertops, vanities, appliances, fixtures, finishings Hope this helps.
