Couldn’t find what I liked online.

Hi @Brett Schussel, I'll start by saying you really want to be careful with the STR restrictions which are available online, just google it.

I'm wondering if there is anyone on here that deals primarily with short and long term rentals that could potentially lend a mentoring hand to get me off and running in the right direction so I'm not just digging my nose into books and online forever.

However, I just read somewhere on line that this might not be so simple and that I might have to wait an entire year.Any thoughts..?

I don’t look at anything close to 100 houses In person or even online that is not what I do in fact I no longer even go inside the house I put an offer in and no longer have any inspection nor contingencies.  

If the tenant stays past the term of their lease they would be what’s known as a “Holdover Tenant”.You can research online about how to handle a holdover tenant.You may end up having to evict them and also file a separate suit for damages/cost of not being able to move into your new home - like staying in a hotel or having to put your belongings in storage.Another option could be “Cash for Keys” where you or the current owner agree to give $1,000 (or some other amount) for the tenant to sign a legal agreement stating they will move out by X date.

Steve, the current owner, has said they replaced the roof 4 years ago, which is good, but I can't find any evidence of this online thru the county website, in fact, Steve isnt the registered owner, but im guessing he is doing his wife's bidding perhaps.

Then we saw on line that the agent re-listed the property after we canceled for 675k.
