Every time we see a property posted in one of the apps ( Zillow,Redfin) when we tried to make an offer we were already late  

Between growing up in these areas and my work experience going into 5-10+ different households a day I offer great market insight.

Deciding on an Offer: How can I determine a fair offer for a property that, despite being listed, might have a different value in reality due to its condition?

I would rather build relationships rather than shoot blind seller financing offers on the MLS.Also, what markets should I look into?

Could anyone offer insight on DSCR loans and/or provide any reputable lenders?

Hard Money Lenders will be able to offer you 80% LTC (purchase + renovation), so you would have to come to the table with 20% on a flip or fix/hold.

I get the sense that they are really struggling to keep landlords as they are offering several incentives/perks for landlords. 

There are a lot of great sales pitches out there that will offer you a "once in a lifetime opportunity" - lets be real, if this was such a great opportunity why would they need your money...
