You might want to consider seeking out a local agency that doesn't have franchise fees or even researching some agency that are not members of the MLS to see how they advertise their homes.

What I have seen is that sometimes during pre-approval, lenders can run your credit against just one of credit agencies or they pick the lowest score out of all three agencies.
