I plan on mainly focusing on buy and hold investing for the first couple years and see where the investing takes me. 

I guess my main question is, are there investors who are just looking for a long term investment for their money?

Now also I've seen that main reason people in Ohio areal getting fined for wholesaling is because they are marketing a property they don't own.

Yeah well the main difference is that our market has experienced stable consistent growth nation wide for the most part since the 80's.

I have the knowledge, but the financing part, as I'm sure is the case with a lot of college grads in the past decade, has been the main thing holding me back from jumping into the REI world.

One thought is that I relook at their income (because that is what is mainly going to be affected) and meanwhile look at all the new applicants in the same pool and see who may be a better fit now that there are more applicants in the mix and base my new selection on the best fit applicant.The remaining two are aware that I have been showing the place and screening through new applicants at this time.  

is there any way to get a list of main forms you need to have available when doing wholesales?

I work mainly in major markets and can tell you that the larger banks on large multi-family deals like to see at least 2 years seasoning before they will offer a cash-out refi.
