Hello all, I'm new to real estate investing in Ohio and have come across different debates on getting a license when wholesaling properties. Now also I've seen that main reason people in Ohio areal getting fined for wholesaling is because they are marketing a property they don't own. A question I have is that if the purchase contract you use with the seller says "Seller agrees that the buyer 'me' may place signs and show the property immediately upon acceptance of this contract by both parties.", can I now legally market the property? Also can using a double closing/ transactional funding at the closing allow me to legally market the property due to the intent of purchasing it for myself only for a bit and then reselling the property I own?
