But for a new construction the maintenance is much lower.

The loans we are deciding between are the Fannie Mae Homestyle with the Homeready (to bring the down payment lower) and the 203K loan.

And my main driver an investment is what CoC return is.Now with that said, I have started to look at more investments with a lower CoC (as I have more financial capacity now) and a higher IRR.

Rotorua is lower demographic, you need to know where to buy as some areas better then others. growth is OK but nothing special.

Run your numbers very conservatively on a lower-class property.

Wait for the right tenant and/or lower the rent to get your choice of the right tenant. 

Hi Daniel, if your looking for rentals make sure to look at the percentage return on your money, but some of the other cities outside of Austin may offer lower priced properties if that is a concern.

Arbitrarily taking 10k off each asking price is a silly way to find out if you have a deal or not.Either way it looks like you need to get it much lower and I have a feeling that’ll be a hard thing to do.
