Hello! -Newbie Las Vegas investors

Hello everyone! My partner and I love listening to Bigger Pockets podcasts and are excited to connect with all of you! We are currently waiting on our first loan to go through to begin our first BRRRR. The loans we are deciding between are the Fannie Mae Homestyle with the Homeready (to bring the down payment lower) and the 203K loan. We live in Las Vegas, which has started to really boom in the last few years, and are finding it hard to find a property under 100k to rehab. Driving for dollars seems to be our best bet as of now. If anyone has any suggestions for realtors, contractors or anything else that could help us we would greatly appreciate it! P.s. we would love to know about any meet ups in the Las Vegas area.

Hi @Danielle Matalonis...welcome to BP & the investing game!  Vegas is a VERY competitive market so it difficult to find properties unless you look off market.  I recommend to keep driving for dollars and pursuing vacant properties....then use a skip tracing software to find the owners.
