As for as calculating ARV, you will need to find an agent or someone that can provide you with comps for the neighborhood you are looking in, they need to be similar in size (within 10%), number of bed/bath rooms etc.

that's because u aren't listed on mls. do a search for homes for rent in your area that match your property's description (bedrooms/bathrooms, zipcode, etc) and see what others are listed for.
