I'm reading through Brandons book about investing with little or no money down, but in the Private Money section all the advice is geared towards someone who is already established when pitching to potential private funding investors.

Seems like a lot of potential hassle for $225.  

But the other investor also loans the corporation the financing at a specified interest rate and is paid back his loan and interest due, before the profits are split 50/50...ultimately this ends up with the investor getting a greater than 50% share of the profit...but is a bit nicer when segregating out the risk on his capital, vs. the upside potential in the flip.

The thing is: he has so many other fantastic qualities... but it's a bummer because the intoxicants really do inhibit his potential.

Found a potential property in Cecil County.

You should plan to convert to that at some point, or if it's within 12-24 months would even postpone development potentially.
