2 years of tax returns ? 

We have an opportunity to pick up a lot and are wondering if it's cheaper to just buy a duplex/4plex that is already built and fix it up instead of building one from scratch with the current  construction costs being so high. 

As well as guest room in the main house.These properties are all personally owned and obviously highly leveraged.

They are very knowledgeable regarding fund design but mostly act as a high priced facilitator to connect you with securities counsel.

Home prices are high here so I'm really leaning towards investing out of state or in a different part of Florida to create cash flow vs. buying a personal residence and starting my savings over from scratch to invest.Don't get me wrong, I really want to buy a place of my own that I can live in but the math is making a bit more sense to me if I invest first.

The lease also states security deposit will be returned if the full term of the lease has expired. 

The renters will not answer my calls or return them.

Whereas, Iowa City isn't growing quite as much, is very saturated with rentals, and people go there for college so potential for high turn over.
