So we have shifted our focus to split level homes with two living quarters and/or homes with ADU's.

As far as risk vs reward, I can make the argument that it’s “riskier” to keep your money in a bank (FDIC insured) while it’s getting devalued at record levels each year.

I currently contacted A and B level lenders and with no prevail I did not qualify to refinance my current mortgage.

Anyone interested in investing at this level should have liquid funds beyond this investment value, should be aware of potential losses, and be “okay” with the possibility of losing these invested funds.

On the most basic of basic levels is this a good investment?

They have competitive rates and certain rental protections that give some level of comfort to you as a landlord. 

A 3rd level of protection would be an umbrella policy if you felt the need.

Just wanted to see if there was anyone out there at any experience level that would want to connect and network.

We shoot idiots into space on rockets and build flying cars, bragging about how good technology is getting, but my county alone is 80,000 affordable housing units short of demand...we are in a housing crisis that we as a nation have never experienced...Housing a bunch of high wage earning white people is just not appealing to me on any level.
