Yes, the annual fees are staggering and a complete waste if you don't take advantage of all the perks but if utilized correctly I always get more in travel vouchers and other value than the cost of the annual fees.

I would build in assumptions around vacancy, insurance, utilities paid by owner, taxes, etc...

My first step would be to hire a really good attorney and pay him to comb through the bylaws, board minutes, financials, etc.

I've been looking at a 40 minute radius of me. maybe I should expand my search distence!

About 600 cost per month in taxes and utilities. and our town has a DRY rental market.
