Hello all! I'm a new investor from central Virginia. I'm currently in the process of closing on a personal home for me and my wife of 8 months! We decided to put 5% down in order to have enough money for a investment property. I am a young engineer and lover of the outdoors.

I'm looking to invest in buy and hold properties with the goal of early retirement. This means I'll need cashflow! I've been doing a ton of reading in the past 6 months and I've been searching for properties for the last 2 months. I'm having a rather hard time finding a deal that generates cashflow in a non-slumlord neighborhood. Houses in my area are going for above asking price the first day they are listed. Any advice would be appreciated!
