You could also get a Paralegal, which I did for one of my evictions to help with preparing all the docs, etc.

Do some research, and talk to your Title Insurance carrier before you prepare the deeds.  

Also if you are not prepared for these types of calls I highly recommend getting a property manager it might save you from having a heart attack.

Perhaps spend a portion of your earned-income money on a good partnership agreement you can use and be prepared to market yourself as the project manager to your new-found investment partner. 

If a lot of people work on a hard problem, someone will eventually sort out the tough aspects of it.Anybody whose job involves doing the same thing over and over had better be prepared to change jobs and learn new skills.  

Normally it entails calling a tow company and they tow it away and deal with it.  

If you are prepared and ready to buy a rental property I would consider doing so if the opportunity presents itself.

If we were just selling, this would be easy, but since we want to keep the house as a rental, I want to go in prepared to the bank and put the best foot forward. 

Be prepared to walk away from EVERY deal.
