But are you willing to give away 30-40% of gross income for that peace of mind? 

I'm not sure but I'm willing to try because I have too in order to get what I want which is a peace of mine, better future and happiness without stressing.

We ended up sending him notice of non renewal of lease by certified mail the day that we closed and he left peacefully.
