Further, I respect that it is your policy to have final say on the applicants, but as a landlord myself, I'm glad I get final say, because I said yes when my PM was on the fence and today I just gave my PM 30 days notice for failure to preform (arguably I could have probably killed the contract in court if I really wanted out sooner but I was feeling generous).

I think that is where you are wrong, I do respect years in a business, but unless you have that many years in every city in the world it does not make your experience more valuable, it is just localized and can be skewed from the masses.
