Providing applicant's personal info to homeowner
I am a property manager and I do all of the background checks for the homeowner. I never have provided applicant's background checks to the homeowners, mostly out of confidentiality for the applicant. Well, I just rented a place out and the homeowner wants to see the tenants background info.
I don't have anything to hide, it all checked out really well. But, should I provide it to them? Am I required to by law? This homeowner talked to a real estate agent who told her I have to provide the info.
What do you think?

Your applicants signed an authorization to obtain information,what does it say? If it includes you, your company, affiliates, property owners, then disclose away. If it only gives your company the authorization,I'd say only that information that is public record, like criminal records.
You certainly can't disclose account numbers, if they are on a credit reoprt, depending on the type you get if the property owner didn't order the report as you are not to disclose to third parties, but you can give the credit score and discuss the history.
The other Realtor, don't ya just love it. :)
I'd lean toward disclosing only public info and discussing it on the phone. Most owners are probably just nosey and can't really analyze credit histories, I'd use the excuse that providing a credit report in paper form or a copy was against credit reporting requirements with the reporting agency. If they insist, tell the owner you'll send a new authorization to the tenant for them and they can pay the fee. :)
