If I were in your shoes, being that you're just starting, I would probably ask for a much smaller cut at this stage in time possibly 5% or 10% (to get your foot in the door) and work on increasing it over time.

I'm not as concerned about the CoC return at this stage but if you plan to hold the property long-term, it might become a factor for some people because you could assume that same cash invested right now in the stock market will likely return 10% per year.
