In our neighborhood there is a partially finished house built 2006 that has everything done BUT rough electric, plumbing,HVAC, sheet rocking and all the finishes ( flooring, paint, kitchen, baths, etc. ) Also needs siding, driveway put in plus inspection costs.

Chances are you'll run into quite a few contractors as they are preparing for the day ahead.If you are in the market for specific repairs (electrical, plumbing, etc.) try to find supply stores in the area that cater to those markets.

We were trying to keep the plumbing off the exterior wall, but decided we're just fur out the exterior wall a few extra inches and move all plumbing in those bathrooms to the exterior wall.

They are supposedly in the process of removing the knob & tube electric work that is mainly in part of the 2nd unit (same unit that tenants aren't vacating), fixing some slow draining plumbing in 1st unit bathroom, and getting rid of mice that seem to be throughout the apartment (I also negotiated a 1 year maintenance contract for a pest control company).

If the house was a foreclosure or the sellers were desperate, there's a good chance of deferred maintenance -- this means the hot water heater is likely old, the fixtures are likely old, the cabinets/vanities are likely old, etc.Btw, even if it were just paint, carpet and a kitchen remodel, you're probably looking at a minimum of the following:- Demo/Dumpsters: $1000- Paint Whole House: $2000- Carpet Whole House: $3000- Cabinets: $3000- Countertops: $500- Appliances: $1500- Rough Plumbing/Electrical: $500That's $11,500 right there on the low end, just for paint, carpet and kitchen...

If the answer is no like here in KS, DE, NV, and WY to name a few, it is a no brainer file domestic, unless your state is hard on corporate law and you are worried about being sued.
