The wife is an interior designer and is open to a house not finished if it means she can pick out finishes to her taste.

My business partner Sam Colon (he's on BP but having a little trouble with his account - I'll tag him in shortly) is in charge of managing the renovations and designs on our projects.

ps- this is the first week/end i'm using the credit bureaus' 'consumer-initiated credit report share' feature and have yet to see how it goes.

@Rochelle Wilkinson, since you already own a 60-unit complex, I would encourage your son to get his CCIM designation (http://www.ccim.com/about-ccim/what-ccim).  

for the near future - ideally i'd be interested in even the next step: of having my own website where applicants apply directly online so if u know of a comprehensive property management web designer than can install streamline application initiation, credit checking, document scanning in, reference checking checklist, etc do chime in or refer someone good that aint gonna cost over a grand or so!

Of course when it comes to load bearing walls they should be designed by a structural engineer and you should get a permits but if you really want to be a do it yourselfer at least consult a structural engineer.
