I wonder if borrowing from family is a good idea to get started or putting my money into a high interest account of some kind for a couple of years is a good idea or doing something else.I'm not worried about being overseas and investing. 

I’d definitely be willing to look in Nashville, as I have family there and travel back a couple of times a year.

That being said, I would not pay 1k a month plus the 50/50 split. 50/50 on a couple deals if you are really gaining ground from your mentorship, sure.

Even if you engage a broker, you should still shop around an additional couple lenders yourself (if you have the time/energy).Freddie SBL loans cap at 50 units, so you won't be able to take advantage of that program (unless they can somehow make an exception), but there are still great Agency (Fannie/Freddie) programs that would work. 

You may want to rope in someone more experienced or dare I say an agent to help walk you through this process on the first couple deals.

It will take talking to a lot of community banks if you don't have additional funds to showcase liquidity reserves and a higher net worth, as the loan will be full recourse.Partner up - combine your equity with a couple other investors to have 30% equity ready for that $1 Million property. - Tim

We purchased a brand new 4 family unit in Union City, and received a letter from Union City to register for rent control.  

I was able to find a couple of people in my local area that really opened the door for me to additional contacts. 

I know several lenders that would be great to talk to if still would like a couple recommendations.

We have a couple of properties we are doing brrrr’s on. 4plex and 6 plex.
