Downside is you have to have a few hundred thousand to buy into the smallest price triple net asset class to get started UNLESS you partner with someone else and combine funds.Most rent bumps in triple net go to 2% bump a year in the primary term.

He is assigning the buying LLC and putting me in place for closing.The problem is there are two transactions going on, one is real estate (the wholesaler buying the property) and one is not real estate (you buying the LLC) and you are trying to combine both in one closing.
