Hang onto it as an additional deposit.Because when she goes that sink is probably going to go with her and the repair will be whatever gets the job done the cheapest, code or not.If she's not advertising a professional salon and just doing a few friends hair for cash side money, she will do that in the kitchen if you make her take the sink out of the basement (meaning its hard to prevent it)--so I'd probably ignore it--as long as its not a real business.I'd also have the plumber look at the installation when he's putting in the Hot Water Heater and make sure no plumbing issues are present such as water taps below drain water level, etc....Good Luck!

Unfortunately you do need to affiliate with, or "hang" your license with a Broker... for many reasons but mostly, to protect the public and for liability reasons.

I’m starting to get the hang of it and the way I see it, as long as I could cover my exchange cost, my maintenance fee and be able to freely travel were I want to go at the fraction of the price I would be in a great position, however that’s a perfect world, when I figure it out I’ll let you know.

Talk to them, and if they don't allow it, look to hang your license with a broker who does.Property management is tough work and definitely a volume business. 10% of rent isn't very much for one property.
