From a perspective of establishing positive tenant behaviors, using tools that can report on-time rent payments directly to the major credit bureaus can be a positive reinforcer (ie. let your tenants know that this is a credit-building option, and by making payments in full this way can help them to boost their scores by up to 40 points).

I keep telling listing agents that I know the MLS listings in my area by heart, I review them twice a day so there is no need to put me on their e-mail system or to send me lists of properties that "match my criteria".

I also use loans to boost return but they are harder to come by these days as they have to be nonrecourse and if you want to avoid that headache it would be easy to just buy all cash, but your total return may be lower.

I whole heartedly believe in jumping in the pool to learn how to swim and greatly value taking action, buy I am seperating from the USAF in 9 months and relocating to Atlanta Ga, and wanted to choose a career that would teach me as much about investing in apartment buildings as possible, and then using that knowledged and experience to build my own investment portfolio.The first profession that comes to mind is Property Management, buy with no experience in the field and a family of five I am worried that a low salary as a leasing agent will be hard to sustain my family.
