Hey Alex,This may vary based on your buying criteria- class type, unit size, location, price, etc- most of the markets you mentioned I have not invested in but I have heard good things.

I am also looking for a multifamily down here in Miami and I am 100% in the same boat as you.

You may get lucky and find that in someone assigned to you, or a coach, or a broker, but I think it is pretty rare.The great brokerages will give you training....have a training room, have classes, but you have to be a go getter. 

I don't know how it works in other states, but smokers are not a protected class here.
