Most likely the biggest issue would be when you're selling as it will likely come up the bathroom wasn't permitted.It's not too late to get it permitted.

Home is in move-in condition and no renovations needed.

Since ADU rules were liberalized by Seattle in 2019 (one attached + one detached allowed on any single-family lot, no owner-occupancy requirement, no restriction against separate sale). a number of spec builders in Seattle have been building what may look like a townhouse triplex but is legally a single family primary homes plus two ADUs, one attached and one detached. 

It's no guarantee but it's a good place to start.

Your two biggest risks are underinsurance and liabililty.I had a cabin burn to the ground a few years ago in the Gatlinburg fire.
