Many times, at least here, a garage conversion may fly under the radar of building officials.   

Would have to change the floor plan inside the house a lot to make an official master bedroom and 2nd full bath.

They've yet to officially sign my leases and being as though I'm a bit on the relaxed side, I haven't made a big deal or when I have I eventually let it go.

The best place to check would be your state's real estate commission website and they usually have a link to view the authorized schools.
