Section 8 - Housing Authority - HUD question
I am looking for an answer to questions from someone who knows HUD regulations as it pertains to section 8 housing.
1. Are HUD rules and regulations pertaining to section 8 standard across the country? I will assume yes but does anyone know differently?
2. I recently ventured into a rental partnership in another area of my state. This area the section 8 rules seem different. The housing authority makes different rules for different towns in the same county. An example is although 3 of the 4 towns we own properties require us to license the properties, The housing authority forces us to show proof of license in only 1 town. They also make us pay the water bill for our single family home in this town and allow us to have the tenant pay the water bill in the other towns. The rental inspector told me he is more thorough with the inspections in this town. To me it seems the housing authority is attempting to make it more difficult for landlords to rent homes to section 8 tenants in this town (the town has a higher percentage of vouchers then other towns). Can the Housing Authority selectively impose different rules in different towns? Isn't this indirectly steering tenants out of 1 area to another area by making it more of a hassle to rent to section 8 tenants in this town?
