I thought as a way to help lower my tax bill I could buy a ‘primary residence’ here … and then rent it out…Feel like something that I know these areas, they are no longer in my backyard per se but if I were to ever move back in the future I'd have some property there…I’m not sure if my sentiments are clouding my judgment here, but I’m seeing props with 1% LTR and in areas that will be/are booming (hello new Universal Theme Park), duplexes in other/less desirable areas, etc.

Hi, I'm trying to invest my first property.Given I'm priced out from my area (SF), I am looking to invest in Raleigh/Durham area.I've done a bit of research and know the area is with lots of high-tech jobs as well as diverse and plentiful of employment growth.However, like lots of boom-towns, it is getting hard to find something with cash flow.

You need something that differentiates your units compared to the others, so that you don't have to go down as far as all of the other vanilla rentals.As for appreciation, don't let your brother "be that guy" who buys in an area "just because it is booming" and hoping that prices will keep rising.

the key is at Langer we had deal flow .. you got a payoff there was something to go into literally next day.Our routine was to look at loans in the field in the morning then Jack would work the phone in the afternoon replacing payoffs.. when you got to his level it was a simple how you doing I have a Caster loan for you.. hows the kids and what not Boom done.. it was quite the education for me..
