We did that and we had 4 bookings in the first 24 hours of advertising the unit.

With that said, I somehow (through dogged persistence and a very large advertising budget) do succeed in finding about five good deals per year.

I'm not a YouTube expert but am considering making for advertising / informational videos.

I occupy 1 unit and advertised the other 2 for rent with a "no pet" policy.

There's an abandoned home we are trying to buy and when we talk with the owner they explain that their parents left the home to them and they "just can't stand the thought of selling it" all the while paying taxes and maintenance.  

I am still shocked a property management company which advertises themselves as one of the largest in the state feels they can simply take the deposits.

It has been abandoned for almost 2 year now.

I certainly dont want to sit and wait 30 more days to make it official and leave the rental property abandoned as well as have more lost rent.Does anyone know what the next steps should be?

You can advertise (obviously not here) if you are doing a 506 (C) offering and you are only accepting accredited investors otherwise it's considered a general solicitation.
