I would speak with a title / closing company about the costs to change the name and see if it's worth it to you.  

If there are two names on the title of the house, do both of the owners need to live in the house to receive this tax benefit?

I'm considering purchasing a rental property with a family member and would like to hear your thoughts on forming a multi-member LLC holding the property vs two single-member LLCs holding the title as tenants in common (TIC).

Title Company, Appraisal etc. that comes to around 2.2k.

.$3500 left... ballpark $2k title/escrow, ballpark $1500 lender fees/appraisal, and we're at $7k.
