Best to read up on the Massachusetts tenant landlord laws as there are many sources out there and create a good screening process. 

I had to go through and provide justification on both homes sourcing specific documentation. 

I appears to me that the landlord could get screwed by tenants (if he has to pay) to don't take care of their units and then all other units suffer and you will never really know which unit is the source...

Because of this, I have already found a great local source for Property Management.Purchase Cap Rate: 9.85%I ran all of these figures into the Rental Property Calculator here on BP, above is the estimated Purchase Cap Rate. 

But how can I ensure that they have access to hard money or private money if this is their funding source?

I used listsource since it's what all my sources(from books to youtube) recommended.I am currently trying to find pre-foreclosures and tax lien preforeclosures leads using listsource and what I am finding in my market is when I search for properties in my target zip codes (sfr, duplex, triplex, quad) and then select pre-forclosure from the property tab select pre-forclosure my results drop to 0 :/I broadened my search to include all of the Minneapolis areas and I get just 248when I go to the foreclosure tab and select pending auction sale( i was instructed via youtube this is where I'd get people whose houses are headed to tax lien foreclosure but the date of the auction hasn't been set) and set it even a yr out my results are zero!

Also, I found that adding the "length of residence" filter on List Source will generate more motivated leads.

I was wondering if anyone knows a source for getting a copy of an existing note that will at least get me started with a local attorney.

Seeing homes flipped in your neighborhood can also be a great source of inspiration to get in on the home flipping action!
