As an agent, I have branched out to try to help buy and hold investors as well as flippers and I have tried to find more regular buyers and sellers too.  

May be look at surrounding and not famous areas to see if you get good deals as people from DFW who work regular low to mid pay jobs will have to move out to those areas to rent that is what is happening to austin where people making less than $15/hr are having to move out to get cheaper rent a little just to be able to pay bills.  

Try to find a local attorney and one who does residential evictions as part of his regular workload.

Carpet may seem cheap at first, but when you replace it regularly, it stops being cheap pretty quickly.I would recommend wood floors (not laminate) or vinyl.
