May be look at surrounding and not famous areas to see if you get good deals as people from DFW who work regular low to mid pay jobs will have to move out to those areas to rent that is what is happening to austin where people making less than $15/hr are having to move out to get cheaper rent a little just to be able to pay bills.

Carpet may seem cheap at first, but when you replace it regularly, it stops being cheap pretty quickly.I would recommend wood floors (not laminate) or vinyl.
