Remember these house/buildings where build long ago with a different set of housing codes that doesn't apply today which means you will have problems in the future.The foundation is what holds your house level., the earth/ground moves every so often in years.

Also look at back taxes, code violations, etc.

My two criteria I used for absentee lists were (1) Age 50+, owned 10+ years, (2) owned 15+ yearsMail to different lists such as probates, code violations, etc You should not just rely on direct mail as your source of leads.  

Non renewal is far easier and less expensive than evicting.Study your state landlord tenant codes.
