Newbie question regarding market analysis for flipping....

Hello All,

Motivated newbie here in the Las Vegas market. I have a question regarding how in depth do i need to get with my market analysis for a particular zip code for flipping. I'm gonna start with just a couple zipcodes I'm interested in...and start a marketing campaign. Outside of ARV's and basic area details....what are some other important factors, data, numbers, demographics etc - I should have a good grasp on when considering an area to target? @Vince Booker here is my approach to finding a zip code for flipping. Use listsource.com or some other data source to locate the zip codes in my area with the most cash purchases in the last 6 months to 1 year. Those areas have the best metrics for flipping.
