I feel in this market it is difficult to get outsized returns (S&P seems very hot and might be hard to sustain 7%+ returns in long term.. but even if so, I’m risk adverse so would probably keep it my HYSA)I did run the numbers if I were to prepay $60,000 now and it appears the IRRs are lower (because of the higher cost basis).

My plan if i get the properties will be to Buy, slightly increase rents (as they are currently 200 behind market,) as tenants move out, renovate the properties with my BRRRR team in between ongoing Single family homes.

You certainly won't get anywhere near the full market but you could maybe get enough to browse a sample of listings and/ or comps.

I see that your location is Hawaii, I'm guessing the short term rental market is awesome there, so perhaps you could be an in person, boots on the ground for investors on that front.
