I feel in this market it is difficult to get outsized returns (S&P seems very hot and might be hard to sustain 7%+ returns in long term.. but even if so, I’m risk adverse so would probably keep it my HYSA)I did run the numbers if I were to prepay $60,000 now and it appears the IRRs are lower (because of the higher cost basis).

Hello Everyone - I am wondering what everyone knows or thinks about rental market in Reno Nevada - near Truckee River and downtown Reno. 

Multiple exit strategy possibilities:a) Traditional rental at current market rate of $1500.

My plan if i get the properties will be to Buy, slightly increase rents (as they are currently 200 behind market,) as tenants move out, renovate the properties with my BRRRR team in between ongoing Single family homes.       

It seems safe to assume there's a market, but obviously we'll need some more research to confirm that.

I agree with you that this may not be common practice in different markets, my experience with HOAs is only in the state of NJ.

You certainly won't get anywhere near the full market but you could maybe get enough to browse a sample of listings and/ or comps.  

Currently trying to isolate a market to settle into and focus on while figuring out why nothing seems like a good deal even though I keep hearing there are deals in every market (i.e., trying to figure out what I'm doing wrong while analyzing properties). 

I see that your location is Hawaii, I'm guessing the short term rental market is awesome there, so perhaps you could be an in person, boots on the ground for investors on that front.
