I'm very attracted to deep value situations, which to me means gross cash flow generation above the 2% mark (to give a general metric).  

Which btw, we had found a year earlier in a real estate photo guide while we were still in our motel room and had marked down as dream house...But that's another story!!

To succeed in this business, you have to think out of the box, do what other investors are not doing, reach out to leads that investors have marked "unmotivated sellers" or "difficult to reach" and then educated yourself on how to convert these unmotivated sellers into deals.What type of distress properties do you target?
