Help!

I am relatively new to real estate investing and my goal is to start with a househack this year and scale my portfolio over time. 

I'm looking seriously into this strategy.

I'm helping a friend who wants to start investing in real estate.

This is little area on right size of Edenvale and 101.

Essentially looking for someone to come in and take over the books and payroll (Quickbooks for both) as well as maintain this work from here forward. 

I do not lend in AZ, so I am no direct help, but I can price out better then both of those options with NO pre-payment penalty at all. 

To be fair this GC has his estate home next to my project and he did not want to see starter homes going in. we build semi custom highest price in town .. so there was quality of project that also interested him.. this would be a rare event out in the market..
