The house isn't gutted to the studs, but it is all torn out to the wall (no cabinets, tub, appliances, etc).The deal I am currently pursuing looks like this:I would purchase the house for $25,000, which is the remaining balance of the mortgage.

Common tips are do not use flat paint so walls can be cleaned and replace carpet with tile and wood when it needs it.

If other units are not treated then when you put down poison in that unit they will go to other units in the walls to get away from it.You have to create nowhere to go so it kills them off.

They will go as far to say they will only pay for painting the 1/2 of of a wall that damaged, but the other half is fine and does not need it.Depending on your policy, you can ask for cash payout up front, but they will only give you the Actual Cash Value of the claim.
