I'm set on attending the next local REIA club meeting and it should be fun!

I cannot wait for the fun part, I will clean my cabinets with Kilz, will put a layer of sanding sealer, some pro primer, probably two layers, we will see, and then two layers of the paint!

You mention the bigger picture - for me it isn't the rental business, it's what I can leverage from that business into other things, which....maybe I'll be doing in the fall/winter.

It's fun to share ideas on how to make deals happen.

I may get my bank to lend me the money for the improvements as well.Once I have the C of O, it will probably be winter. so I anticipate having to carry. 

Found my first deal on the MLS in January (great time to be looking as winter has crushed the seller's spirits before the spring market arrives).Bank Financed it with BoA 10% down (BoA was a nightmare to deal with)I recommend MB financial for local investors:  @Jerry Padilla has your back there.They don't have a seasoning requirement on rental income and you can get 2% seller's concessions on a multi.
