PM if you want the name someone whom I have talked to about investing issues who seems pretty reasonable and might be able to help you.  

In fact, you may have paid too much for it because it appears to have some bad tenants and maintenance issues.

@Andrew Giancola I think the biggest issue is that you don't want to come across as next version of the "Nigerian Prince" scam.  

If the permit was issued in the contractors name .

They're responsive, easily accessible and are on top of maintenance issues in a proactive way instead of being reactive.  

This creates many issues and it also opens you up personally to a lawsuit.Can you do both?

I am just curious- I ask because I have never had an issue with salt- and I would be in deep trouble if I didn't rely on it.I lay down salt before a big snow and it makes it much easier to manage.

Input on issues to consider, or what to expect out of this relationship?

@heater R I am seeing that issue definitely I've been looking and keeping an eye on duplexes and I've seen a few that seem like they would be a good buy However I'm still very new to this and not fully confident nor completely understand how to properly evaluate a property yet.

I'm thinking of ending the lease with my tenant they're uncooperative on some of the issues ,Late rent, Utilities garbage didn't pay for a year even though contract states that they have to pay that .
