You might also meet someone that could be a potential business partner.

The seller needs moving money, there are oftentimes an arrears that has to be paid on the loan, there are oftentimes HOA fees that are due, there are title costs, there are escrow costs, usually there is deferred maintenance, you have to make mortgage payments out of pocket until you get a renter in there, you have to pay utilities and taxes, and you need reserves in case it all doesn't go as planned.3.

My only concern is what if they close shop or sell their business?

Alot of selfish liars on this post, we all know most ppl who get into the business started from nothing to make something. 

I have found that locally, this is where you can see other homeowners who needed the same thing done and often times they have someone who isn't big on the internet or on a list, but is reliable and cost-efficient and they appreciate the business.

You will need to know how much is owed to the bank or anyone else on title that needs to get paid. 

Lots of people invest and house hack, or have a related side business like being an agent, or have a mix of self-managed properties and properties that are professionally managed.

Thinking about using it for my wholesaling business going forward.
