I would check with courses in our local community college (Wake Tech in my area) for 'adult education' classes that pertain to subjects/departments like 'real estate' or 'real estate development'.

Talk less and listen more.You can act as a referring agent and receive a fee if you don't want to act as a full time agent.Don't get involved into agency stuff (listing, selling, open houses, floor duty) this will only sap your time and energy from your real goal; making offers, making money, building your real estate empire and creating a giant net worth.

I would add that it takes approximately 85 units to make the full time manager, full time maintenance tech, and a part time porter financially viable where it is not eating into your cash flow in an extreme way.

.- they're telling me it will be a complete rehab costing $40K, and judging from previous photos of the interior I saw on another website, I can believe that - it looked like a hoarder's home, and they've already removed 2-3 giant trees from the front yard that obstructed the house.- they're telling me they have an algorithm they use with purchase price, carrying costs, closing costs as well as renovation prices that gives them the purchase price of $91,900.
